
After a competitive RFP process, DDG and IDS were awarded the contract to develop a new 77,000 square foot PK-3 through 5th Grade facility for Cedar Tree Academy.
The plan has since evolved into preservation of Cedar Tree Academy’s existing 35,000-square-foot school with a new 27,000-square-foot rear addition which will add modern, student-centered spaces.
The new 3-story LEED addition encompasses eight new classrooms, a large gymnasium, a cafeteria, a new warming kitchen, and student-teacher resource rooms. The project has been financed by a new market tax credit structure of CDFI tax credit allocation, CDE tax credit investments, and OSSE debt.
The project’s construction will be completed by Summer 2027.

DDG and IDS completed Community College Preparatory Academy’s new 3-story school in SE Washington. The 40,500 square foot project encompasses, 16 classrooms, a student lounge, staff pantries, staff offices, open space workstations, and meeting rooms. The project was financed by a new market tax credit structure of CDFI tax credit allocation, and CDE tax credit investments, and City First Bank providing the debt for the NMTC period.

In partnership with eightvillage, this 5-story 33-key boutique hotel will include a 4,000 square foot restaurant for a communal ground floor “living room” space, a 1,000 square foot outdoor entry court area for up to 25 outdoor seats, a 1,000 square foot interior rooftop bar for up to 30 seats, and a 2,000 square foot outdoor rooftop garden event space. The project is located at the confluence of Atlanta’s Sports and Entertainment District, the Atlanta University Center, Castleberry Hill, and South Downtown. DDG looks forward to co-developing this mixed-use hospitality community. The project’s construction is expected to be completed by late-2026.
